What amount should be in the accounts?
To obtain a residence permit for an investor, it is necessary to prove that you have enough money to support yourself and your family. The following parameters are used for this:
1. For the head of the family: more than €2,316.08 per month
2. For one family member: €579.02 per month.
The account must have a sum for the year for the whole family at once. We have already calculated – the data is provided in the list below:
- Per person — €27 793
- For 2 people — €34 741
- For 3 people — €41 689
- For 4 people — €48 638
- For 5 people — €55 586
It is not necessary to keep the specified amount in the account after receiving a residence permit, but it must be there during the visa application process.
Do you want to obtain an investor residence permit through real estate?
Please pay attention to these nuances:
- The value of the objects indicated in the deeds (Escritura) must total at least €500,000.
- The date of acquisition must be strictly no earlier than September 28, 2013, when Law 14/2013 came into force
- It is allowed to have several properties with a total value of €500,000, but it cannot be a share in a property, even if it is more expensive than €500,000.
- The property may be jointly owned by the spouses, but if each is allocated a share in the property, the investor’s residence permit will no longer be issued.
- The presence of an unpaid mortgage from the seller or purchase on a mortgage are possible obstacles to obtaining an investor’s residence permit
- Expenses for the construction of your own property will not be considered as an investment; the purchase of a property under construction with staged payment is not allowed.
What documents are required to obtain an investor residence permit
- Document confirming the presence of investments in Spain
- A document proving that you have enough money for living expenses in a Spanish account
- Documents confirming the financial dependence of children over 18 years of age and elderly parents on the investor if the investor applies for a residence permit for them
- Full medical insurance and a certificate of no criminal record
- Documents on kinship with those family members for whom the residence permit is being issued
- Documents confirming civil marriage, if the investor receives a residence permit for a civil spouse
The validity period of an investor’s residence permit depends on the place of registration
You can immediately obtain an investor residence permit in Spain itself, valid for 3 years and with the possibility of extension for 5 years

You can first obtain a Golden Investor Visa at the Spanish Consulate in your country, valid for 1 year, and then obtain an investor residence permit in Spain, valid for 3 years and with the possibility of extension for 5 years.
