How Much Money Should Be in Bank Accounts
To obtain a residence permit for investors, it is necessary to confirm the availability of sufficient funds to support yourself and your family. The following parameters apply:
For the head of the family: more than €2,316.08 per month
For each additional family member: €579.02 per month.

The specified amount does not need to remain in the account after obtaining the residence permit, but it must be available during the visa application process.
Do you want to obtain a Spanish residence permit through purchasing property?
Take note of these important details:
- The value of the properties listed in the deeds (Escritura) must total at least €500 000
- The purchase date must be no earlier than September 28, 2013, when Law 14/2013 came into effect
- You can own multiple properties with a total value of €500,000 or more, but partial ownership of a property, even if its value exceeds €500,000, is not eligible
- The property can be jointly owned by spouses, but if each is allocated a share, the investor’s residence permit cannot be issued
- The presence of an unpaid mortgage from the seller or a purchase made through a mortgage can be obstacles to obtaining the investor’s residence permit
- Expenses for building your own property will not be considered an investment, and the purchase of a property under construction with phased payments is not allowed
What Documents Are Required to Obtain a Residence Permit Through Investment
- A document confirming the presence of investments in Spain (e.g., property-related documents for the visa)
- A document proving the availability of sufficient funds for living in Spain, held in a Spanish bank account
- Documents proving the financial dependence of children over 18 years old and elderly parents on the investor if the investor applies for a residence permit for them
- Full health insurance and a certificate of no criminal record
- Documents proving family relationships with the family members for whom the residence permit is being applied
- Documents confirming a civil partnership if the investor is applying for a residence permit for a common-law spouse
The validity period of the investor’s residence permit depends on the place of registration
You can immediately obtain a Spanish residence permit by purchasing property while in Spain for a period of 3 years, with the possibility of renewal for 5 years
OR
You can first obtain a Golden Visa for investments at the Spanish consulate in your home country for a period of 1 year, and then obtain a residence permit for real estate investment in Spain for a period of 3 years, with the possibility of renewal for 5 years.
