Take note of these important details:


  • The value of the properties listed in the deeds (Escritura) must total at least €500 000
  • The purchase date must be no earlier than September 28, 2013, when Law 14/2013 came into effect
  • You can own multiple properties with a total value of €500,000 or more, but partial ownership of a property, even if its value exceeds €500,000, is not eligible
  • The property can be jointly owned by spouses, but if each is allocated a share, the investor’s residence permit cannot be issued
  • The presence of an unpaid mortgage from the seller or a purchase made through a mortgage can be obstacles to obtaining the investor’s residence permit
  • Expenses for building your own property will not be considered an investment, and the purchase of a property under construction with phased payments is not allowed

What Documents Are Required to Obtain a Residence Permit Through Investment

  • A document proving the availability of sufficient funds for living in Spain, held in a Spanish bank account
  • Documents proving the financial dependence of children over 18 years old and elderly parents on the investor if the investor applies for a residence permit for them
